Built for life-insurance agencies selling mortgage protection: homeowners whose mortgage was recorded at the county, each with up to three matched phones. Fresh records, recorded within the last 30 days, are $0.30 a lead; Aged records, older than that with no upper limit, are $0.20. These homeowners never opted in — every order is for manual dialing only.
| Tier | Age since recording | Per lead | Credits |
|---|---|---|---|
| Fresh | 0–30 days | $0.30 | 300 |
| Aged | 31+ days | $0.20 | 200 |
Priced by age at the moment you buy. A mortgage recorded June 1 is Fresh through July 1 and Aged from July 2.
Age counts whole days on the US Eastern calendar, so a record rolls from Fresh to Aged at midnight Eastern — nothing is relabeled or restocked.
Loan details come from recorded mortgage documents — lender, amount, recording date, loan type and purpose, term — as filed with the county. Not every record is a home purchase: the pool includes refinances, home-equity lines, and other recorded loans, shown in the loan type and purpose columns where the record states them. Phone numbers are matched to the borrower afterward; each carries a DNC flag from when the file was compiled and, where the source provides a type, is marked mobile or landline — otherwise that cell ships blank. No credit data, Social Security number, or date of birth is included.
Records flagged as known TCPA litigators or deceased are screened out at upload — risk reduction, not immunity. Records whose owner is an LLC, trust, or other entity are screened out too.
These homeowners never opted in. Each record is a publicly recorded mortgage with phone numbers matched to the borrower afterward.
No autodialer, no prerecorded or artificial voice, and no texts.
National DNC Registry, state do-not-call lists, your internal list, and a TCPA litigator list. The DNC flags in the file are a snapshot, not a scrub.
Do not state or suggest you call from or for the borrower’s lender or servicer.
You accept these terms on every order, and the acceptance is recorded with the order.
Scrub the file before the first call: the DNC scrub and the TCPA litigator scrub run at $0.01/row from the same credit wallet.
A compliance summary for orientation — not legal advice. Telemarketing and insurance-solicitation rules vary by state; confirm your calling program with counsel.
The tier is settled inside the purchase, from each record's age that day — not from when the page loaded, so a record that rolled to Aged overnight sells only as Aged. If fewer records are available than you asked for, the order fills what is there and charges only for what ships. An order never includes a lead you already own.
No returns, no dispute queue, no credit-back — for disconnected numbers and registry hits alike. That is what keeps Fresh at $0.30 and Aged at $0.20. You keep everything you buy, and every order stays in your history for re-download, stamped with the version of the contact terms you accepted.
